Job Title: Commercial/Residential Analyst

POSITION SUMMARY: Under the general direction of the Assessor of designee, reviews and analyzes all real estate commercial and residential sales that take place in the City during each assessment year; maintains sales library; prepares, reviews and analyzes sales/assessment ratio studies; prepares, reviews and analyzes ratio data analysis; reviews Income and Expense Statements; monitors and maintains schedules of net rents, vacancy rates, interest rates, and other market indicators for the purpose of establishing capitalization rates for income-producing properties and performs other duties as assigned.
MINIMUM QUALIFICATION REQUIREMENTS: Graduation from an accredited college or university with a Bachelor’s degree in Business, Accounting or closely related field and three (3) year of experience in review and analysis of real property sales transactions, income and expense statement reviews, and experience in property assessment, OR an Associate’s degree in Business, Accounting or a closely related field and five (5) years of experience in review and analysis of real property sales transactions, income and expense statement reviews, and experience in property assessment. In addition, this job requires knowledge of and experience in advanced level Microsoft Excel skills.
Minimum of CCMA Course III successfully completed and actively seeking CCMA II Certification. A Valid Motor Vehicle Operator’s license in good standing. Attach a copy of certification.
SCOPE OF EXAMINATION: Candidates will be required to complete a Training and Experience Supplement in addition; to satisfactorily passing a computer assessment, which will test for Excel skills. Qualified applicants will be ranked according to the information provided on the application and application supplement and are encouraged to provide all pertinent information regarding their education, training and experience. Applicants are required to fully complete the application form and supplement, listing all related degrees, training and work experience. Candidates must pass all exam components.
